Sitemap Designer Sub Area URL Type not working

Microsoft Docs describes how you can set an apps sub-area link to open a specific entity view.  I can create the Sub Area item, set the Type to URL, specify the URL like so Url=“/_root/homepage.aspx?etn=<entity logical name >&amp;viewid=%7b<GUID value of view id>%7d”, and check the Parameter Passing checkbox.  But after I publish, the Sub Area does not appear in the UI.  I've spent hours trying all sorts of variations.  Sometimes I can get the Sub Area to appear, sometimes I can get it to open a new page that shows an error message.  I tried adding a Description in the designer, but that repeatedly clears itself.  Argh, help.

The issue with SiteMap is better handled by the Dynamics Community.

I deleted the Sub Area, re-entered it as shown, saved, published, and viewed the updated App.  The Sub Area does not appear.
